No matter if you are new to investing or if you are a seasoned investor; to make properties cash flow in California you need to have a lot of cash on hand. When we started, we also didn't have that much cash to buy and hold properties in our 'own backyard'. Fortunately we had contacts who didn't only know the Dallas/Forth Worth Real Estate Market but also provided us with reliable and affordable property management. Since we are very grateful for the opportunity that was presented to us, we would like to share our knowledge and our contacts with other investor's interested in buying cash flowing properties in the Dallas/Fort Worth area.
Why Dallas/Forth Worth?
With over 50 Fortune 500 companies near and around Dallas it is safe to say that this investor market has a lot of opportunities to capitalize on. Texas also has some of the most recession-proof cities as CNN reports and some of the fastest growing cities. While home values might not increase as much as in other states there are advantages of investing in a stable, growing market like Texas.
What are good conditions for a “Buy & Hold” market?
- 3-5 bedroom; 1300-1700 sq. ft. – This is the optimal size for the rental market.
- Properties in a $80,000-140,000 range, renting at $1100-1600 monthly – This provides an excellent rent-to-value ratio of 1% of purchase price or better.
- Neighborhoods with a minimum of 80% owner-occupied/ maximum 20% renter-occupied ratio.
- Stable and growing economy
- Population growth

Taking into account that most new investors still have a day “JOB” we'll offer a 2-day Saturday/Sunday tour.

2-day overview:
We meet Saturday morning at 8:45 and will provide you with the MLS listings for the properties we are planing to see. Leaving the hotel around 9:30 we will try to see as many properties as possible until around 5:00 pm. At the end of the day we will review the properties we saw and do cost analysis.
Sunday meet at 8:45 and go over any questions. Leave Hotel again at around 9:30am and see more properties. Review properties and do cost analysis. Finalize no later than 6:30 pm on Sunday.
After we are done with our analysis you'll have to contact the Real Estate Agent and let her know for which property/properties you would like to put an offer in. Our contacts are very helpful but please don't hesitate to contact us with any questions you might have.
